Premises liability laws hold property owners and businesses liable to individuals who are injured because the owner failed to maintain the premises in a reasonably safe condition and warn them of the dangers.   • Invitee. An invitee is someone invited onto the property, such as a customer in a store. Owners are required to use ordinary care to keep the property in a reasonably safe condition and to warn invitees of dangers.
  • Licensee. A licensee is on the property at the owner’s implied consent. An example of a licensee is a salesperson. An owner is responsible for dangerous conditions that they knew or should have known about but failed to correct or to warn licensees.
  • Trespassers. Trespassers have no right to go onto the property. Owners do not owe a duty of care to them except to not intentionally, willfully, or wantonly cause their injuries.
